Disa movers underway. Between now and July 2011 most of the disa personel will be at their desks in the new building on Fort Meade. At a recent relocation fair held in the Arlington DISA

location I was able to speak to many relocating

people. Most of the consensus when asked if they were moving or commuting was moving

Some said that they would probably rent for a while to get more familiar with the area others

stated that they were looking to buy now while the market was good and rates were down.

Fort Meade real estate market poised for influx of BRAC/DISA personel. We are already experiencing of increase of buyers and tenants looking to secure properties. Our rental properties are moving on and off the market at a much higher rate than this time last year and sales have been showing steady increases month over month bringing some long awaited stability to the local market.

The Fort Meade housing sales market has been very strong since the beginning of the third quarter 2010 despite the ending of the federal tax incentives. Military personal who were oversees during the tax incentive period have been extended and can still obtain the tax credit.

In the past few weeks we have seen a large demand for quality rental properties in the Fort Meade area. This seems to be both due to the normal rotation season and DISA transferees.

As predicted January started off with the usual increase of activity only to be paralyzed by massive snowfalls that seemed to occur just before weekend appointments were being scheduled or unscheduled. If you cannot drive you cannot show. If you cannot show you cannot sell. The result of this is a build up of home inventories on the market as the snow does not slow down new listing activity. This is putting more pressure on prices as the laws of supply and demand take effect. It is truly a buyers market right now. The good news is hold on to you hat as pent up buying is definitely on the horizon as soon as we get a break from this weather. Housing starts for January 2010 were up 2.4%. Thats good and interest rates are holding at around 5%.

It was the general consensus among realtors working in the Fort Meade area that activity had slowed some since the fourth quater of 2009.  Most blamed it on the weather as it has been so cold and snowy people just cannot get out. On the bright side this historically means there will be some pent up demand buying in February and March which hopefully will close out the first quater with numbers exceeding the 2009 numbers for the period.
